Why San Juan de los Terreros Is Attracting More International Property Buyers
There are places on the Spanish coast that people know before they ever consider buying a property there. San Juan de los Terreros is often the opposite. Many buyers discover it while looking for somewhere quieter, less developed and still within reach of the places they already know.
What they find is a small coastal town on the eastern edge of Almería, close to the border with Murcia, where the Mediterranean is very much part of everyday life.

The beaches are one of the first things people notice about San Juan de los Terreros. Rather than one long urban beach bordered by high-rise buildings, the coastline is broken up by sandy bays, rocky sections and smaller coves. The sea is generally shallow around several of the beaches, while the two small volcanic islands just offshore have become one of the most recognisable features of Terreros.
Much of life here naturally gravitates towards the coast. A morning walk can mean following the seafront rather than driving somewhere specifically to exercise. In summer, the beaches become considerably busier, but outside the main holiday period the atmosphere changes. This seasonality is worth understanding if you are thinking about buying here. August Terreros and November Terreros are not quite the same place. Seeing both sides of the town gives you a much better idea of whether it suits the way you intend to use your property.
San Juan de los Terreros does not offer the scale of a larger resort or city. There are restaurants, cafés, supermarkets and everyday services, but it remains a relatively compact place. That can make life easier. Depending on where your property is located, going to the beach or meeting someone for lunch does not necessarily involve getting into the car.
The other side of that is that anyone looking for extensive shopping, a large nightlife scene or all the facilities of a sizeable town on their doorstep may prefer somewhere else. It is better to understand that before buying. Terreros works particularly well for people who actually want the quieter character that initially attracts them here.
San Juan de los Terreros is certainly livelier during the summer, but property buyers increasingly look at the area for longer stays. Remote working has changed how some owners use second homes, while others are planning for retirement or simply want to spend several months of the year in Spain rather than a few weeks in August.
That changes the questions buyers ask. Being close to the beach may still be important, but so are orientation, outdoor space, parking, storage and how comfortable a property will be during the cooler months. A home chosen for two weeks in summer is not necessarily the same home you would choose for four or five months of the year.
This is why we encourage buyers to think first about how they expect to live here, and only then about the type of property they want.
One of the advantages of San Juan de los Terreros is that you are not limited to the town. Águilas is nearby for a broader range of shops and services, while travelling south opens up more of the Almería coastline. Mojácar and Vera can form part of a day out without needing to turn it into an overnight trip. The Murcia region is also close, which makes Terreros particularly interesting geographically.
It sits in Almería, but day-to-day life can easily extend across the regional border. This is something that isn't always obvious when someone first finds a property online. Looking at a map gives you distances. Spending time here gives you a much better understanding of how those places actually connect.
The local property market offers a mixture of established homes and newer developments. Apartments remain an important part of the market, particularly for buyers looking for a manageable second home. There are also larger properties and homes with more outdoor space for people planning longer stays or permanent living.
New-build development has added another choice for international buyers. Modern layouts, terraces, communal areas and lower-maintenance properties can be appealing, particularly when someone is buying from abroad. But new does not automatically mean better. An established property may offer a location or setting that cannot easily be reproduced by a new development. A new-build home may offer specifications that would require substantial work in an older property. The right decision depends on the buyer, the budget and what the property is actually going to be used for.
Possibly. But we don't think every coastal location is right for every buyer. Terreros tends to appeal to people who value being close to the sea and who are comfortable with a place that is noticeably quieter outside the summer season. It can suit buyers looking for a second home as well as people considering spending a significant part of the year in Spain.
